Tulsa's median sale price slipped in August while the price per square foot went up

The headline number fell: a median $327,250 in August against $335,000 in July. The reason is size, not value. The typical home that closed in August was 108 square feet smaller, and sales under $200,000 jumped from 10% of the market to 17%. Measured per square foot, prices rose to $161 from $159. What did soften is competition: homes took 13 days to go under contract instead of 11, 21% sold above asking instead of 26%, and active listings climbed again to 639. Sellers still hold the better hand at 2.6 months of supply, but the first asking price now matters more than it has all year.
