What the numbers mean

Midtown's 74105 recorded 218 closed sales in the six months ending July 31, 2026 - the deepest market of any zip we track - at a median sold price of $417,500, roughly $100,000 above the tracked-metro median of $315,000. The premium is about location and character, and it shows up most clearly in price per square foot: at a median of $208, 74105 is the most expensive zip per foot on our board. The same July week saw a $292,500 bungalow and a $1.5 million estate close a few blocks apart; medians here summarize an unusually wide market.

Demand is real: the typical 74105 home went under contract in 16 days, right alongside the metro pace, and July closings included several zero-to-three-day sales. But the sale-to-list ratio tells the other half of the story - sellers here collected 97.1% of asking on average, a full point below the tracked-metro figure. Character homes are harder to price than tract homes: ambitious list prices are common in Brookside and the blocks around it, and the market corrects them on the way to closing rather than at the curb.
