What the numbers mean

Park Plaza South recorded 22 closed sales in the six months ending August 31, 2026, with a median sold price of $335,000, about $8,000 above the 74133 ZIP-wide median of $326,900. The gap narrowed this month, not because the neighborhood softened but because the ZIP around it caught up. Price per square foot is the cleaner comparison and it lands almost exactly on the ZIP figure: $137 here against $138 across 74133. The premium buyers pay in Park Plaza South is for the neighborhood itself, the mid-century floor plans and the location, rather than for extra square footage.

August was the busiest month in the window and it made the pricing lesson unusually plain. Three homes closed. Two of them, a 2,219 square foot house at $376,000 and a 3,390 square foot house at $355,000, went under contract in three days. The third, larger than either at 4,074 square feet, took 161 days and closed at $393,000. Across the full six months the typical home went under contract in 19 days against 14 for the ZIP, and seven of the 22 sellers cut price before selling, at a median reduction of $40,000. That is the largest median cut of any neighborhood the Ledger covers, and it belongs to the sellers who opened high, not to the neighborhood.

What to watch this quarter: 22 sales in six months is a healthy pace for a neighborhood of roughly 490 homes, and the sold range ran from $230,000 to $450,000, which says condition and updates are setting price at least as much as floor plan. The wider market cooled in August, with inner-core days on market moving from 11 to 13 and the share of homes selling over asking falling from 26% to 21%. In a neighborhood where the fast sales are very fast and the slow ones are very slow, that makes the opening number the whole ballgame.
