Shadow Mountain recorded 14 closed sales in the six months ending August 31, 2026, at a median sold price of $326,000. A month ago that median sat about $6,000 above the surrounding 74133 figure; it now sits essentially level with it, because the ZIP-wide median rose to $326,900 while the neighborhood's held where it was. The neighborhood's median price per square foot, $114, still runs well below the $138 ZIP figure, and the reason is unchanged: Shadow Mountain homes are large. The typical sale here measured 2,942 square feet against 2,431 across 74133. More house, fewer dollars per foot. That is the shape of the neighborhood, not a verdict on it.
The spread inside the neighborhood is where the useful information is. August's closing was a 3,463 square foot home that took 94 days to find its buyer and sold for $395,000. July produced a 3,800 square foot sale that went under contract the day it listed. Both are Shadow Mountain, four weeks apart. Across the full six months the typical home went under contract in 17 days against 14 for the ZIP, and sellers collected an average 98.7% of final asking price against 99.0% ZIP-wide. Six of the 14 sellers cut their price before selling, at a median reduction of $23,950.
What to watch this quarter: the sample is small, so any single closing moves the medians, and the metro market behind it softened in August - days on market across the inner core went from 11 to 13 and the share of homes selling above asking fell from 26% to 21%. For a neighborhood whose sales already lean large and slower-moving, that argues for pricing to the first three weeks rather than to a spring comparable.
