Analysis - What July Actually Said

Prices set a new 2026 high - and ran 15% past last July

The median closed price rose to $335,000, up 2.5% from June, the highest monthly median of the year, and a full 15.1% above July 2025's $291,000. The market also moved dramatically faster than a year ago: the typical July 2025 sale took 16 days to go under contract; this July it took 11. Sellers again collected roughly 99% of final asking price, and 26% of homes sold over asking, up from 19% a year earlier. In South Tulsa's core ZIPs, the median home sold at exactly full list.

Sales cooled, inventory built - quietly

Closed sales slipped to 239 from June's 280, a normal midsummer step-down, while 344 new listings hit the market and active inventory climbed to 613. At 2.6 months of supply, the inner core remains a seller's market - a balanced market is generally considered five to six months - but the direction of travel favors buyers for the first time in months: more to choose from, slightly less competition per listing.

Speed is the story, and it varies block by block

Half of July's sales went under contract in 11 days or less, and the spread across the core was dramatic: 74137 homes moved in a median 3 days while midtown's fine-home streets in 74114 took 17. If you are pricing a listing, the ZIP-level table above is the honest benchmark - the metro headline number will mislead you in both directions.

The wrap-up

Rising prices, a one-day-faster market, and building inventory can all be true at once, and in July they were. Demand is still absorbing well-priced homes almost immediately, while the growing active count means overpriced listings now sit visibly. Expect August to test sellers' pricing discipline more than at any point this year.
