June 2026 delivered 282 closings against 243 in June 2025 - a 16% year-over-year jump - and $120 million in total volume, up more than 17%. The median sold price climbed 9% year over year to $326,950. By any measure this was one of the strongest months Tulsa's inner core has produced in years.
The median list price at closing jumped nearly 9% in a single month to $332,000 - sellers came out of spring asking meaningfully more - and the sale-to-list ratio still improved to 99.1%. The luxury end carried real weight: the $600K-and-up band produced 61 sales, 22% of the month.
Two undercurrents ran against the seller tide: 37% of June sales included seller-paid concessions, up from 30% a year earlier, and the share of homes selling over asking fell to 21% from 28%. Headline prices rose, but at the negotiating table buyers clawed back more of the closing costs than they did in 2025.
